     Did you just file your taxes?  Or are you hoping to soon?

     If so, and thinking of buying an IL/Chicago-area (or Wisconsin) home in the near future, now is the perfect time to talk to me to get started with your financing.

     Why?  Two great reasons ...

  1.   As most lenders will want to see your latest (2 years) tax returns and W-2's, you've got some of the documentation requirements for financing already accomplished ... and handy.
  2.   If you're receiving a tax refund, you've got funds "saved" and available for down payment needs on your home purchase.

     Producing tax returns is often the step of the mortgage process that proves most daunting for my Borrowers.  Having to dig-up returns and W-2's seems much like a chore.

     But immediately following the filing of returns, this paperwork is easily found and provided for mortgage pre-qualification and approval.  So doesn't it just makes sense to start the mortgage/documentation process when you're best prepared for it?

     I always recommend that hopeful home buyers start their search by talking to a lender.  In Chicagoland and all of Illinois and Wisconsin, that's me.

     And the further ahead of the actual home search, the better.  Even as much as 6 months to a year is not allowing too much time.  

     It allows us ample time to check your credit and go over your finances in order to make sure both are at optimum advantage for your upcoming home purchase.  

     If necessary, we'll clean them up.  Spruce them up.  Polish them.  Energize them ... in order to position you for the best mortgage programs and interest rates available when you buy.  

     Your entire home buying process will go much more easily when you're organized and well-prepared for it.  Immediately following the filing of your income taxes gets you a great start on both ... even if you plan on buying at some point down the road.
