Think You Can't Buy a Home in Chicagoland? 10 Facts That Can Change Your Mind

Think You Can't Buy a Home in Chicagoland?
10 Facts That Can Change Your Mind

I've found that Home Buyers looking to be Pre-Qualified
for a home loan purchase are often quite surprised by their ability to successfully get a Loan Approval without having PERFECT credit

To add to that (pleasant) surprise, they also find that they can obtain a Mortgage with:

  • 3.5% down payment for a FHA loan
  • 0% Down Payment as a Veteran (VA Loan)
  • 0% Down Payment with USDA-Rural Development Loans (in certain rural areas)
  •  3% Down Payment options are also available.
(For further details and information in the Chicago-area, please contact me.)
What's frustrating for me as a Mortgage Originator, is that myths continue to exist regarding down payments, credit scores, and "gift monies".  Myths that keep too many that want to buy from actively pursuing home ownership.

So I want to address only FACTS here:

Fact:  I've closed many Mortgages that fly-in-the-face of these myths.  I've closed loans for Buyers with less-than-perfect credit.  With Credit Scores at the time of their Closing ... in the range of 580 to 640.

Fact:  I help those with Credit Scores below the range of immediately allowable lending, improve their Scores.  My advice and help is provided at no charge to the client.  Other LOs do much the same, but you rarely see or hear that reported by the media.

Fact:  Gift Monies have been involved in a large number of my closings.  I've written articles on this topic.

Fact:  Gift Monies ARE acceptable funds for down payments and closing costs, but there is a right way ... and a wrong way to utilize them and present them to an Underwriter.
Fact:  The more quickly you educate yourself regarding the use of Gift Monies (and the entire Mortgage Process), the better.

Fact:  The selection of your Mortgage Originator is vitally important. Take the time.  Make the effort to find the best professional possible.

Fact:  An experienced Mortgage Originator like myself, can interview a prospective Home Buyer, pull their credit, analyze their income and debt, and assess the likelihood of an Underwriting Approval, in most cases, in a reasonably quick timeframe.

Fact:  It's true when it's reported that Borrowers must be more educated and actively participate in their Mortgage Process more than they used to in the past.

Fact: The quality of the guidance being received via your Mortgage Originator (and real estate professionals) and the quality and level of communication you share with them ... can make or break your home buying/financing experience.

But remember, it's also a FACT that the responsibility to communicate and produce results rests on both sides of the transaction ... professional AND clients.

Fact:  Quality information, guidance, and assistance exists if you truly hope to buy, whether your purchase is immediate or at some point in the future.  Again, the sooner you seek and find help, the more quickly and smoothly you'll be able to successfully purchase and finance your home.

Think You Can't Buy a Home in Chicagoland?  10 Facts That May Change Your Mind ...

Whether you're a hopeful Buyer with less-than-perfect Credit Scores, a poor Credit History, low/no down payment, hoping to use gift monies, or have little or no understanding of the process ... it can all be overcome.  You just need some time and the right professional at your side assisting you.

Property Addresses: Gettin' Down to the Nitty Gritty

Property Addresses:   Gettin' Down to the Nitty Gritty

Take just a second and read through the following statements ...

“The devil is in the details”
... "in life, it is often the tiny details that end up
being the most important"

"Get Down To The Nitty Gritty"

“Little details have special talents in
creating big problems!”

“Sweat the details”

"Success is the sum of details"

Details ...Details ... it's all about the details ...
And I'll admit it, I'm a bit of a nerd about them.  My whole family is.  Details, the intricacies, the little things ... they matter to us.
When I was growing up, a typical conversation (and argument) between my brothers and myself at the dinner table or in the backyard centered around "details".  It didn't matter what the topic was, it was the minor differences ... the details about the topic ... that we argued about.  I'm sure we drove our parents crazy.

Ready for Fall? It's Arriving Soon

Ready for Fall?  It's Arriving Soon

Friend ...

Maybe it's because football season has started. Maybe it's the kids being back in school. Or because the night air is cooler. But a sense of Fall has arrived here in Chicagoland ...

The Fall Season brings changes with it. Changes in temperatures. Changes to the clothing we wear. Our focus seems to shift with the coming of shorter days, falling leaves, and crisp air.

Fall can be the perfect time to do a multitude of things. You can prep your home for the upcoming winter weather ... or for Fall listing and sale.

But whether you're moving on or staying put, Fall is a great time to declutter and organize your home inside and out ... and your finances too.

I've googled like crazy to find interesting articles filled with Fall info, ideas, tips, and photos. Articles that will help you usher the Fall Season in at your house. I hope you enjoy reading the articles offered below and that they inspire you to make any needed changes.

Paper or Paperless billing? Which serves YOUR needs best?

Paper or Paperless billing?  Which serves YOUR needs best?

These days, companies are under pressure to go "green" and become more environmentally friendly.  As a result, an increasing number of businesses are offering their customers a paperless option with which to receive and pay their bills.

There are obviously many positives to be found within these paperless services:

Trees are saved  Reduced postage costs  Less paper documentation to organize or save/storePossible rewards for switching to paperlessPayments can often be made/posted same-dayAutomated payments can be set-upMore
But I can tell you from my vantage point as a Chicagoland/IL/WI Mortgage Originator, there are also negatives to be found within paperless methods.  For some of my mortgage clients, the choice of going "paperless" just hasn't worked well.

For some, an email or text reminder regarding payment of bills has not been enough. They NEED a paper billing to arrive in their mail.

Their paper bil…
