The "Mom/Daughter Holiday Spa" for 2017 is being held in the New Lenox Park District's Room #1 - Entry C during the hours of 9 am to 12 Noon, December 2, 2017.  The Spa is open to children ages 3 years and up.

Four different stations will be hosted by Paul Mitchell the School - Tinley Park. (Licensed cosmetologists on hand.Those stations will include:

  • Hair Styles (No Haircuts)
  • Up-Dos
  • Mini-Manicures
  • Make-up Application
Tips are appreciated ... please tip generously.

When does a real estate deal become a real deal?  

At what point can a buyer rightly assume that they have entered into a secured transaction to buy?

Recently, a pre-approved buyer I was working with, made an offer to buy a home they had fallen in love with.  After negotiation, they and the Seller(s) signed a formal Contract. 

Within 2 days of the signing, an appointment for a Home Inspection (per the terms of the signed Contract) had already been made.  My buyers felt they were on their way to becoming homeowners.   

Over the following weekend, the Sellers hosted an Open House at the property involved in the signed Contract.  They received another offer on the home.  One with different buyers and "more favorable terms".

The Sellers canceled their Contract with my clients.  They could do so as the Contract was still in the "Attorney Review Period" allowed by our local MLS Contract.

This Attorney Review Period stipulates:  Attorneys (on both buyer and seller side) be allowed time to review, approve, disapprove, propose modifications (except for price), and propose changes to a signed Contract.  

As the original Contract between my buyers and the Seller(s) did not include Closing Cost concessions or a Contingency Clause, the "more favorable terms" must have been one of the following:
  • A Closing Date more beneficial to the Seller(s)
  • The Waiving of an Inspection
  • The Acceptance of an "As Is" offer, if Inspected
  • Terms of Finance 
  • A Cash Offer
  • Personal Property Inclusions
  • Miscellaneous Favorable Terms to the Seller(s)
The Contract between my clients and the seller(s) was canceled immediately upon the Sellers receiving their other offer.  My clients were not provided the chance to revisit or renegotiate the terms of their previously agreed-upon (and signed) Contract.  I believe this explains why I could not get the Seller's Agent to respond to my calls or communications regarding my clients.

What am I missing?  I'm looking to learn ...

There was absolutely NO reason for the Sellers to believe that my clients could not Close successfully. Wouldn't it have been at least reasonable to offer a renegotiation opportunity to my clients? 

My clients are now taking a time-out from buying.  This experience has left them in a bit of shock.  They'll jump back in, but it may be a while.  Until that time, we'll continue to communicate. 

But my initial question remains ... when is a real estate deal a real deal?

November is one very busy month, no doubt about it.  But no matter how busy life gets for you, there are a few tasks that you just shouldn't overlook. 



So what are some of the things you should be tackling throughout the month of November to ensure your good health, comfort, and safety?


Following are the most important tasks:

     Everyone:

  • Run your Credit Report:  With the recent Equifax data breach, it's more important than ever to stay vigilant. Head to www.annualcreditreport.com now. 
  • Think About Getting a Flu Shot:  Especially if you're over the age of 65 years.  According to the Food and Drug Administration (FDA), the best time to do this is between Halloween and Thanksgiving.  (To find a flu shot provider near you, click HEREMake sure to check with your physician ahead of time.
     Homeowners ...

     Indoors:
  • Schedule a Maintenance Check-up:  Maintain your furnace/heating unit to make sure it's in good working order  
  • Check Fire and Carbon Detectors:  Dead batteries cause alarm failures and put your family at increased risk.  Replace old batteries with fresh ones
  • Clean Dryer Vents/Duct Systems:  Inspect hoses and vents for blockages.  Clean thoroughly
  • Check Fire Extinguishers:  Gauges should show enough pressure for use
  • Check and Clean Garbage Disposal:  It's wise to do it prior to hosting gatherings
  • Check Plumbing:  Look for evidence of drips in cabinets, under sinks.  Check around toilets and faucets
  • Replace Hardwood Floor Protectors:  Another chore you want to do prior to entertaining  
     Outdoors:

  • Prepare your Home's Exterior for Winter:  Empty flower containers.  Bring containers, garden ornamentation, and water hoses indoors.  Protect them from cold weather damage
  • Clean Gutters:  Perform after leaves quit falling
  • Turn off Outside Faucets  (If possible to do so)
  • Check Fireplace:  Examine for damage, loose bricks.  Clear of bird nests, etc.  
  • Check Windows and Doors for Drafts:  Replace old weather-stripping and insulation. Repair caulking  
  • Inspect Home's Exterior:  If you're seeking warmer surroundings, so are furry little pests.  Cover or fill-in any gaps and spaces that may be allowing them to enter your home
  • Emergency Power Generator:  Maintenance and Test unit 
     Prepare and Stock-Up:  

  • Order Firewood/Pellets  (If you have a Fireplace/Stove)
  • Purchase Ice Melt:  (Pet and Plant safe, of course)
  • Snowblower: Maintenance your machine.  Buy fuel, if needed
  • Buy Ice Scrapers for all vehicles
  • Check condition of older Snow Shovels.  Buy new, if needed    

See to these things during the month of November and you'll have a safer, more comfortable, and healthy winter ahead of you ...

What's The "Secret" to a Successful 
Fluid Mortgage Process?


Having been in the mortgage business for as many years as I have, I've had the pleasure and opportunity to meet and work with many of Chicagoland's best real estate professionals ...  

With some, the relationship goes back decades.  I say "relationship", as over the years we've come to know each other well.  I've gotten to know about spouses, kids, grandkids, pets, life situations, and more through our shared stories.  

Subsequently, strong bonds and trust have been forged between us.  Because of that, I've had the pleasure of working with many of my referral partner's family members.  Those family members are entrusted to me because they trust and believe in me and my abilities.  

Such was the case when I received a call from a young home buyer this summer.  His mom, an agent I've worked with many times, has served the families of Joliet and Will County for well over 20 years.  

She recommended that he call me when he decided to buy his first home.  Having a mom with decades of experience in the real estate business has its advantages.  Receipt of great referrals is just one.

This young man's home buying and financing process flew by quickly and smoothly.  Proof of that fact lies in the timeframe of his purchase and mortgage processing:

  • Early July - Home search conducted
  • Selected home  
  • Home Contract Completed - July 18th  
  • Applied for loan (a VA Loan) - July 20th  
  • Completed Appraisal back from VA - July 27th
  • Loan submitted to Underwriting - July 28th
  • Underwriting Approval received - July 31st  
  • Underwriting Conditions of Termite Inspection and Re-Verifications addressed (required within 10 days of Closing)
  • Clear to Close Received - August 8th

By August 8th, we were waiting for confirmation of a Closing Date to be received.  Impressive! 


 VA Loan Info
Even more important, this young veteran was able to Close on his first home  investing only an:
  • Earnest Money Deposit of $2,000
  • Appraisal Fee of $425
  • Real Estate Tax Proration from the Seller at Closing (Taxes paid in arrears in IL)

An additional plus:  My borrower received a Lender Credit* from American Portfolio Mortgage Corp. ... and a check in the amount of $300+ back to him at the conclusion of his Closing.  

(*  In the case of this particular borrower, APMC was able to give a credit OFF Closing Costs based upon the market for interest rates at that rate, on that given day. In other words, interest rates were “in between” on the day the loan was locked so the borrower opted for the interest rate on which he would receive a “credit” as opposed to paying additional costs for the next lower 1/8% interest rate).

From beginning to end, this transaction went extremely well.  The efficiency of the VA Appraiser, the quick turn-around of Mortgage Underwriting, the willingness of my young Borrower to listen, comply and respond quickly ... each element fell into place perfectly.  Each contributed greatly to the fluidness and success of the transaction.  

Upon his Closing, my borrower was the owner of a home he loved ... in the area in which he'd hoped to buy ... having received the mortgage financing that best fulfilled his needs.  It doesn't get better than that.

Positive, happy ending stories, such as my client's, need to be told.  It proves that mortgage financing can be a fluid positive experience.  A story and message too often left untold.

It also proves:  The level of experience and knowledge of the professionals you choose to represent you matters greatly.  

I understand that not everyone can reap the benefit of having a family member in the real estate or mortgage business.  But all can reap the benefit from conducting a thorough search for a highly-qualified agent and Mortgage Originator.  

The "Secret" to reaping a successful and fluid mortgage process is really no secret at all.   If you take the time to make the effort to search for the best professionals available to you, my young borrower's positive experience can be yours.
