The Blueprint for a Successful New Construction Purchase

The Blueprint for a Successful

New Construction Purchase

If you're a homebuyer that's either bought a home or been looking for one over the last year or so, you probably can verify this statement:

Being a homebuyer isn't for the faint-hearted.

Housing shortages ... the pandemic ... shifting interest rates, and more.  Each has contributed to the current housing market being like no other in the past.

The housing shortage and rising rates have affected both potential and successful buyers alike.  First-time homebuyers have been hit especially hard.

There is good news to report, however.  Homebuilders have taken note of the shortage and the need for more housing.

As of this writing, my research shows there are currently over 728 new construction homes available for sale in the Chicago southland's Will County alone.  And a great many of those homes are being built with first-time buyers (or those downsizing), in mind.

Buyers have taken note of this surge in new construction.  As a result, I'm receiving a dramatically higher number of calls and questions regarding new construction financing.

Those calls include the questions:

  • How do you buy a new construction home?
  • How is it different from buying an existing home?
  • How and when do I get my financing for a new construction home?
  • What's the time period typically needed from contract to closing day?
  • Can I lock in an interest rate for my purchase?

Now, while existing home and new construction financing is vastly different in most ways, there is one important similarity between the two.  That is regarding the need for buyers to speak with a lender prior to starting a search and viewing of homes.

When that very important pre-emptive step is taken, a buyer can be pre-approved.  They can move forward fully aware and educated about their financing capabilities and options.

Simply, they know what they can (and can't) afford when starting their home search.  This one action is extremely beneficial in a myriad of ways.

The differences that exist between the two forms of home purchase reveal themselves immediately.  The first difference includes the viewing and touring of homes for sale.

A prospective new construction home build, at least in the Chicagoland area, is conducted from Model Homes and/or Sales Offices typically found within the subdivision/location under consideration.  At new construction visits and  consultations, homebuyers may or may not see an actual physical home.  The home "viewing" may be in the form of house plans and layouts.

Buyers are often offered options to semi-customize their new home by the builder's sales team.  Buyers choose customization features from a list or menu of items available.  Possible upgrades and modifications are often discussed at this point too.

As a new construction loan officer:  I suggest that any buyer considering the purchase of a new construction home work with a buyer's agent ... experienced in new construction purchases.

Have your buyer's agent at your side during all viewings, tours, and consultations with the builder's sales team. They'll represent your interests and be your advocate and advisor during your entire transaction.

Upgrades and modifications shown to you by the builder's sales team can be, to say the least, very tempting.  But remember to pay attention to your bottom line (the pre-approval figure provided by your lender), as these options and customizations can run up costs on a home quickly.

(Again, this is why I so strongly urge buyers to be pre-approved for a loan prior to visiting a home or builder.  With a pre-approval, buyers know what they can and can't afford (be approved for).

New construction buyers should also be aware that:

  • Most home builders will require a small deposit to hold a lot until a contract can be agreed upon
  • It is wise to negotiate a price first.  Discussions regarding home building options, credits, and financing can take place afterwards.  (Builders often try to intertwine these discussions.  )
  • Homebuilders typically require a deposit or payment to be paid prior to the start of construction (typically 10% of the final negotiated Purchase Price)
  • Fully-completed new construction homes are sometimes available within subdivisions as well.  Minor customizations are sometimes still possible and negotiable when purchasing these completed homes
  • Buyers should demand a full accounting from the builder on future tax bills on the fully-improved home, (not just taxes upon the lot)

With most new construction purchases (again, those in the Chicagoland area), builders usually have their own banking relationships or cash funds to complete the construction of their homes.  The builder typically funds its own construction process.

However, a downpayment fee may still be required by some builders prior to the start of construction or at the signing of the contract.  The remaining payment on the sale is made at the time of closing.

New construction buyers should know and fully understand the following prior to signing their contract:
  • The timeline/completion date for their home.   Traditional timelines for new construction have run 90 to 180 days, but with supply-chain issues/pandemic delays, construction times are now sometimes running longer
  • Interest Rate Locks:  Typically, interest rate locks run for 60 days, but some lenders offer 90-day locks.  An even smaller number of Lenders will offer what is called an "Extended Rate Lock" to cover a buyer/borrower from start to finish/closing on a new home
As I stated above, only some lenders offer rate locks for an entire build-out ...

But some costs are typically charged by the lender in order to help offset the risk of rate increases that may take place.  (Ask me about the options available to you during your new construction financing)

If you're a prospective new construction buyer that currently owns a home, but it has not sold yet, consider this prior to taking action:
  • How will you fund a deposit/downpayment needed by a home builder?
  • Does the home builder consider contingency deals?
  • If your home sells prior to your new construction completion, where will you live or stay until the new home is completed/Closing Day?

There's a lot to know and consider before you make a final decision regarding a new construction home purchase.

Do some homework first.  Take the time to educate yourself.  Be sure to ask questions of your builder (and loan officer) before you make your final decisions and contract for a home purchase.

Rate Locks in a Quickly-Changing Housing Market

Rate Locks in a Quickly-Changing Housing Market

Ever hear the old saying, "Timing is everything"?

Well, it's true, especially for borrowers financing a home in a highly-competitive housing market with rising housing prices and changing interest rates.

Does that sound familiar?

It should, as that description pretty much fits the majority of housing markets found across the U.S. (as of this writing).  There’s definitely been a move in the upward direction.

Home prices have been on the rise in most areas.  Interest rates have done likewise.  Given those two facts, rate locks have become a focal point for many of my clients.

Why?  Ticks up and down in each translate to higher or lower costs in financing and monthly payments.  So the attention and interest in interest rates are deserved.

Every detail and aspect of rate locks are always thoroughly discussed with all my borrowers.  However, I want to share and point out the following information and bullet points regarding locks, as I believe they demand special attention and are noteworthy.

Regarding rate locks:

  • PRIOR TO SHOPPING FOR A HOME:  Discuss interest rates with your lender.  Ask if you can secure and lock a rate while “shopping for a home”
  • Pre-Approval Letters DO NOT GUARANTEE a borrower that interest rates will remain the same throughout the viewing and negotiating of a contract
  • Extended rate locks exist, BUT they're not offered by all lenders
  • Extended locks exist for 75 and 90-day in LIMITED scenarios.  Again, let me reiterate:  Only SOME lenders offer options to lock WHILE a home search is being conducted
  • If New Construction:  Buyers can “possibly” secure a rate lock for the entire build-out, but to help offset the risk of possible rate increases, SOME COSTS are typically charged
  • Home Buyers and those Refinancing:  Weigh all the options available to you
  • Don't compare your financing scenario with another's. Every borrower and their scenario (finances, contract, needs, term, credit history, credit scores, etc.) is different
  • Timing IS everything when borrowing ... and time IS of the essence.  That's especially true now in this challenging and swiftly moving housing market.
  • Remember to act and respond to requests made by your lender (and agent) in a timely fashion, as it can matter greatly and cost you $$$ if you don't.
  • Lenders are not "cookie-cutter".  Great differences exist between loan officers.

Those differences are revealed in the loan programs and loan options they have available, the interest rates they offer, the experience they have accumulated, and the knowledge they hold.

Each (or the lack of them) is reflected in the fluidity of your mortgage process, the goals you achieve, and the mortgage success you find.  So commit yourself to conducting the lender search you and your family's future deserves.

Find the best available loan officer for your needs and then do not move further forward until you thoroughly understand all your options and the details, requirements, and benefits of each.

How to Keep Kids Safe When Building Snow Caves and Tunnels

How to Keep Kids Safe When

Building Snow Caves and Tunnels

As I write this post, I just know that my 3 grandkids are out enjoying the bright sunshine playing in the deep snowfall the Chicagoland area received last week ...

I can just picture them all bundled up, their sleds and snow fort block-building tools in tow.  I'm sure the new action pics of their fun, activities, and construction accomplishments will begin to flow in soon, for sure.

But as their grampa, I worry that their fun could turn into trouble or danger for them quickly ...

So I did some digging.  I thought I'd share some safety tips I found and shared with their families regarding building snow caves and forts with you.

I hope these safety tips keep your kids safe from collapsing snow forts and caves, frostbite on the skin, and hypothermia.

And maybe some flying snowballs too!

Safety Tips:

*  Make it a rule that your kids check-in often when outside playing in the snow & cold
*  Do NOT let them build forts & tunnels alone. Building in pairs or teams helps prevent tragedy
*  Do NOT let them build forts & caves by a road, a pond, stream, or fencing
*  Do NOT let them build a tunnel or fort taller than they are (This helps in case of collapse)
*  Leave a top/roof off the fort or cave.  Provide a roof (such as cardboard) to complete their snow building
*  Have your kids build tunnels & forts that can accommodate
two or more people.  That way they always have help & assistance, if needed
*  Dress your kids in layers to keep them dry & protect them against cold

Make sure your kids remain aware of each other and their surroundings.  Have them learn and practice these cautionary safety tips when outside in the snow.  That way they and their friends will have fun and remain safe.

New Construction Loan Options: From the Ground Up

New Construction Loan Options:

From the Ground Up

In a time where the inventory of homes for sale is limited, especially for existing homes, buyers have looked for options elsewhere.  Often new construction has been the answer they found ...

There are two (2) main areas to think about and discuss when:

  1. You own your lot and are looking to build yourself a custom home
  2. You find a new home subdivision and would be buying from a Developer/Home Builder (typically of the Builder's design)
During the first option where buyers already own the lot where their future home will be built, the buyers will most likely need construction financing to proceed with actual construction.  This has been something easier said than done in many instances.

But at American Portfolio Mortgage Corp, buyers can now apply/qualify for a construction loan and then convert that construction loan into what is called an "End Loan" mortgage upon the completion of their home construction.  An End Loan pays off the loan that was taken to fund the construction of the home.  An End Loan is commonly a 30-year fixed-rate loan similar to that implemented for existing home purchases.

In Scenario One ...

The first step of the process ... the construction loan ... works in this manner:

Home Plans, Specifications, and Contractor's Statements detailing the final home Costs and its qualities ... along with a list of the Contractors that will be contracting the home, building the home, and Sub-Contractors must be provided to the lender

1.  Application for the Construction Loan financing must be completed

2.  A downpayment (typically 20% or more) is needed.  If the lot is owned free-and-clear (meaning no loan is outstanding), that may serve as the equity or down payment, depending on the lot price/value and the Home's Value upon completion

3.  After Loan Approval is obtained, Building Permits must be acquired.  Once this is accomplished, actual construction can begin.  In most instances, the Construction Loan is controlled by the American Portfolio Mortgage Corp construction department and "payouts" (sometimes referred to as "draws) are made (upon completion at certain portions of the home building process).

4.  Payouts typically are made in the following manner:

       A.  After excavation and foundation work is done
       B.  The rough carpentry work (known as the shell) is done
       C.  After the home is "under roof" and windows and doors  are installed
       D.  Rough-ins for heating, plumbing, electrical work is    completed
       E.  Final Inspection is performed (after 100% of the work is completed)

5.  After all payouts (draws) are made and the home is 100% completed, the End Loan takes place.  In most cases, an appraisal is performed, the title is updated, liens and payouts are cleared, and the Borrower(s)' credit, income and employment are re-verified for the final Mortgage Approval.

When the End Loan is approved and subsequently closed, the Construction Loan gets paid off and closed out.  Interest on the Construction Loan gets paid at this time (at the end), or in an Interest-Only Loan Payment during the term of the Construction Period.

In Scenario Two ...

The client is simply buying a newly constructed and completed home from a Builder in their development.

For this purchase, the client must apply for mortgage approval after signing a real estate contract.  Builders typically require that Borrowers are Pre-approved before entering into a contract.

The Pre-Approval assures the builder that the buyer is qualified to purchase their home.  It also assures them that the Buyer can complete the transaction with financing upon the 100% completion of the home's construction.

This scenario typically means that initial approval of the buyer(s)' credit, employment, income, and debt-to-income has been performed and completed.  The appraisal, title commitment, and Homeowners Insurance requirements will likely be done at a later time, typically after construction is near completion, or 100% completed.

The Mortgage Lender and the municipality (of the construction locale) will likely ask for/require final inspection be performed.  This inspection, by an Appraiser and/or the local building inspector, is done to ensure the home is completed per the Plans and Specifications, Building Codes, and Contract terms.

No matter which scenario you choose, it's best to seek out the services of a loan officer that is experienced in new construction transactions, as they are often more detailed and complicated than regular loans.  If you're buying or constructing a new home, it's no time to work with an experienced or rookie loan officer.

So choose wisely, as only an experienced construction lender will assist in setting a realistic construction budget and goals:
  • Know the lending and construction requirements of each scenario above
  • Be familiar with the entire construction process
  • Be familiar with the new construction financing process, and the timetable associated with it
  • Take the time to thoroughly explain and walk you through the steps of that process
  • Dependably qualify and Pre-Approve/Approve you for your financing so you are confident throughout the process of a successful completion and closing

The transition from new construction financing to "End Loan" can be fluid and seamless when working with myself and American Portfolio Mortgage Corp.
